7. Perform k-means clustering using at least 3 of the following KPI’s. Describe the cluster that your neighborhood belongs to,

4. Proportion of residential sales since 2009
5. Price of 1 gross square foot of residential real estate since 2009

1. Choose one other neighborhood, and test the hypothesis that, starting in 2009, the average residential property costs more, less, or a different amount in your neighborhood (Note: this requires a t-test.)
2. After all the above analysis, do you think your neighborhood would be attractive to open a real estate office? Why?

Question B: Prescriptive Analytics

Objective: Prepare a managerial report, starting with an executive summary; expected length up to 4 pages APA format, excluding cover page, table of content, and appendixes.

1. Develop an optimization model for your real estate business. Outline assumptions about market penetration, costs associated with opening and staffing an office, and the impact of the percent commission your office takes.
2. Write 2-3 pages summarizing your findings with a focus on the output, interpretation of the output, and what the insights mean for our decision-making process.
3. Please submit the report AND the accompanying Excel workbook with the Solver model. If you choose to use R instead of Excel, please include the R script in addition to the managerial report.
4. Objective:

1. Present your business analytics model and process.
2. Describe how you will manage the life cycle of your analytics model.
3. Describe how your model is generating value for your company.
4. Recommend next steps for the business.
